Here, there is no signed security agreement. While the LAC Loan Agreement refers to a general security agreement, none can be found. The parties, and hence the court, have no idea what this security agreement may have provided. There is no certainty or sufficient certainty as to the terms and extent of the security that LAC agreed to give: Vancouver v. Smith at 183.
