In applying the first rule in Hadley v. Baxendale, I find the damages which may fairly and reasonably be considered as either arising naturally, i.e., according to the usual course of things from the alleged breach, or such things as additional expense in searching out a new tenant which may include leasing fees and legal expense, loss of revenue and less advantageous rental return from the new tenant.
