Where there is only speculative evidence of a sale, it may be appropriate to discount the notional costs of a sale of property: see Baiu v. Baiu, 2014 ONSC 216, at para. 132. In that case, the speculative nature of the claim for disposition costs led to a reduced disposition cost for the matrimonial home at the rate of 2.5%.
