There is an additional reason why this is not a tenancy from year to year. There was an agreement between the parties to the contrary. The parties agreed that there would be a lease for one year at a rent to be negotiated.[11] Thus, there was a lease for one year which had been renewed a number of times on terms that were negotiated each year. See Kretschmer v. Engelbrecht.[12]
