The following excerpt is from Gordon v. Wilhelm, 1926 CanLII 204 (SK QB):

In my opinion, however, that statute does not apply to the agreement as to the termination of the lease should the lessor become dissatisfied with the conduct of the business. That provision in the lease is not a forfeiture for a breach of any covenant or condition in the lease. It is a term of the lease giving the defendant the right to determine on a certain condition happening. (Kemp v. Lester, [1896] 2 Q.B. 162).
