Is an agreement between a property owner and landowner an easement?

Saskatchewan, Canada

The following excerpt is from Royal Bank of Canada v. Saskatchewan Power Corp. et al., 1990 CanLII 7611 (SK QB):

In Rystephaniuk v. Prosken (1951), 1951 CanLII 588 (MB QB), 3 W.W.R.(N.S.) 76, Williams, C.J.K.B., reviewed a number of authorities dealing with easements and at p. 86 said: "It is not necessary to multiply the authorities. The agreement, I think, clearly creates an easement and an easement is an interest in land".
