What is the test for enforcing an oral agreement for the sale and purchase of a parcel of land?

British Columbia, Canada

The following excerpt is from Pfeiffer v. Russell, 1999 CanLII 1766 (BC SC):

The appellants also referred to the decision of this court in Wightman v. Mattu, [1994] B.C.J. No. 838 (Q.L.) (B.C.S.C.). There, the court held that an oral agreement for the sale and purchase of an unsubdivided portion of a parcel of land was unenforceable. The trial judge found that the agreement "…contemplated that further steps would have to be taken at a later date to construct the contract by which the sale of the land was to be accomplished."
