The following excerpt is from Chao Yin Canada Group Inc. v Xenova Property Development Ltd., 2021 BCSC 1445 (CanLII):

Unjust enrichment is an equitable remedy. An equitable remedy may be barred under the “clean hands” doctrine if the claimant’s dishonest conduct is immediately and necessarily related to its equitable claim, is not balanced by mitigating factors, and so it would be unjust to grant the equitable relief sought: Wang v. Wang, 2020 BCCA 15, at para. 46.
