The following excerpt is from Brydon v. Thom, 2014 BCSC 1466 (CanLII):

Both parties agree that the Title Plan is just a reflection or representation of what is actually on the ground and that when a title document refers to a natural boundary it is the location of that boundary in the field that is determinative of the bounds of the properties described: “The registered instruments give title, but the location of the subject property is determined not by them but by what is on the ground”, Hegel v. British Columbia, 2011 BCCA 446, at para. 27.
