I find that a gift was intended. The absence of any contemporaneous steps to mark the property as separate is consistent with that intention: Small v. Small, 2020 BCSC 707 at para. 108; Venables at paras. 27 and 32-33. Accordingly, the net proceeds from the sale of the townhouse are family property.
