18 I note that in Gilmour v. Simon it was held that the realtor's authority was limited. In this regard Davies J. said, at p.425: "Reading his evidence as a whole, I am of the opinion that the authority given was a limited one and did not confer the power, without further consultation, of entering into a binding contract."
