It is argued that lot sizes a block away are smaller, that is, lots on Churchill Street to the east and even some on the opposite side of the street on Adera. That well may be, but the "established amenities of adjacent or adjoining properties" can mean, depending on the circumstances, a small "oasis" in the area or a part of a more general neighbourhood: see the comments of Ruttan J. in Cote v. Vancouver 13th December 1973 (unreported).
