What are the grounds for vacating a leased premises so as to discharge the landlord from liability for the rent?

Saskatchewan, Canada

The following excerpt is from Le Maistre & Boyes v. Convey & Sallows, 1916 CanLII 297 (SK QB):

Furthermore, according to the authorities the grounds defendants allege are not sufficient for vacating leased premises so as to discharge them from liability for the rent. Hart v. Windsor, 12 M. & W. 68; Denison v. Nation, 21 U.C.Q.B. 57. 3. As to the defence that plaintiffs had an opportunity to rent the premises for the unexpired period and refused to do so. The evidence does not satisfy me that they had such opportunity, and this defence also fails.
