I am unable to find that the 23-acre farm was acquired subject to an express or resulting trust. That may not end the matter, because the parents are entitled to an accounting of the use of funds generated from the 80-acre farm that is held in trust for them, and it is possible that some of those funds may be traceable into the 23-acre farm; Tracy v. Instaloans Financial Solutions Centres (B.C.) Ltd., 2010 BCCA 357 at para. 41. That is a matter pertaining to a remedial issue that is not before me in this trial.
