Counsel for Summit submits that it is implicit in the duty that the agent must know the value of the property or take all reasonable steps to learn it. Summit argues that expert evidence is not required to prove the standard of care. The trier of fact may determine standard of care based on common experience: Burbank v. B. (R.T.) 2007 BCCA 215, 65 B.C.L.R. (4th) 290 at para. 57.
