55. The strata is responsible for repairing and maintaining the common property under the Strata Property Act (SPA). That obligation is assessed according to the standard of “reasonableness”, meaning to do what can reasonably be done to repair and maintain. The standard is not strict liability (Kayne v. LMS 2374, 2013 BCSC 51).
