26. Also, a strata corporation is not held to a standard of perfection and is not a guarantor or an insurer when building problems arise. Rather, a strata corporation must only act reasonably and with fair regard for the interests of all concerned (Leclerc v. The Owners, Strata Plan LMS 614, 2012 BCSC).
