The following excerpt is from Dolan v. Bank of Montreal, 1984 CanLII 2455 (SK QB):

In many instances the owner of a mobile home may not desire that the mobile home be deemed to be affixed to the real property, lacking a long term proprietary interest in the real property. Nevertheless, some degree of annexation may be required to permit adequate use of the housing facility. In that circumstance it would be necessary to proceed to examine the other factors enumerated in Stack v. Eaton to avoid the application of the second factor involving slight affixation to the land.
