What is the exclusion clause in a rental policy where a fire starts to spread to the adjacent house?

British Columbia, Canada

The following excerpt is from Bath v. Pettipas, 2005 BCSC 337 (CanLII):

If I may briefly summarize the law, in Shelton v. I.C.B.C. (1991), 33 M.V.R. (2d) 272 (B.C.S.C.), Lowry J., considering similar circumstances, where a fire from a motorcycle’s petrol tank spread to the adjacent house, said, in dealing with the same exclusion clause, that the policy was not applicable to damage to rented premises.
