The following excerpt is from Zellers v. State, 134 Cal.App.2d 270, 285 P.2d 962 (Cal. App. 1955):

In addition to the foregoing, the trial judge at the inception of the trial, pursuant to stipulation of the parties, personally viewed the properties. The conditions observed and properly bearing on the case, are independent evidence which may be considered by the trier of facts in arriving at his decision, Gates v.
