The following excerpt is from VSH Management Inc. v. Neufeld, 2002 BCSC 755 (CanLII):

In determining whether or not an appraiser has been negligent, the court will consider whether or not the appraiser, in forming his opinions on the value of the property, became acquainted with the property, its surroundings, the local market, and any special circumstances affecting it.
