In Thomas v. Sorrell (1673), 124 E.R. 1098, at 1109, it was said that “A dispensation or licence properly passeth no interest, nor alters or transfers property in anything, but only makes an action lawful, which without it had been unlawful.” A substantial interest in land passed here, 7.01 does not apply.
